Concrete Tile Roofs

The dominant material in Albury and Wodonga's established residential suburbs — Lavington, North Albury, Wodonga central and Springdale Heights all carry large stocks of concrete tile roofs from the 1960s–1980s. Concrete tile degrades through surface coating failure (the factory coating breaks down over 15–20 years) and mortar joint failure at the ridge caps. The correct response depends on substrate condition: sound tiles with failed coating need painting preparation; porous or spalled tiles need more extensive preparation before any coating will adhere properly.

Terracotta Tile Roofs

Terracotta tile roofs are less common than concrete in Albury and Wodonga but appear in older homes and some heritage-adjacent properties in inner Albury, Beechworth and Yackandandah. Terracotta is more durable than concrete tile but still requires periodic assessment of ridge mortar, valley flashings and surface condition. Do you work on both tile and metal roofs?

Yes — we carry out restoration, painting, cleaning and repair on both concrete tile roofs and metal roofing (corrugated and custom-orb steel profiles). The inspection, preparation and coating systems differ significantly between the two materials, which is why we assess every roof in person before quoting. Tile roofs and metal roofs fail in different ways and need different products; what works on a 1970s concrete tile doesn't apply to a colorbond-style steel roof, and vice versa.

Can you handle the full scope — cleaning, repointing, repairs and coating in one job?

Yes. Most complete restorations involve multiple elements: high-pressure cleaning, ridge rebedding and repointing, tile replacement where needed, and then the coating system applied over a prepared surface. We carry out all of these as one job, one quote and one crew — you don't need to co-ordinate multiple contractors or get separate quotes for adjacent work. The inspection identifies everything and the written quote itemises each element so you can see what you're paying for and why.

Can you tell me which service I need over the phone or without an inspection?

Not reliably, no. A roof that looks like a painting job from the street may have failed ridge mortar, broken tiles or active leak paths that make it a restoration job with structural work first. The reverse is also true — what a homeowner describes as 'bad cracking' is sometimes surface staining that cleans off. The free on-site inspection is the only way to give you an accurate scope and a price you can trust. We photograph everything we find and walk you through the assessment.

Do you carry out repairs-only jobs, or only full restorations?

Both. If your roof needs tile replacement, ridge repointing, a valley repair or a targeted leak investigation, we'll quote and carry out that scope without pushing a full restoration. We recommend only what the roof actually needs at the time of inspection. Standalone repairs are often the right call — particularly for newer or mid-life roofs with isolated damage from a storm or gradual wear in a specific area.

Do I need separate quotes for different issues on the same roof?

No. One inspection produces one itemised quote that covers everything we find — cleaning, repointing, tile repairs, valley work, coating, whatever is relevant.
